Lincoln’s £120m Eastern Bypass finally opened on Saturday 19th December.  The single carriageway 4.6 mile (7.5km) road project lasted eight years.  It starts at a new roundabout on the A15 Sleaford Road and finishes at the A158 Wragby Road.  The big question is what will this mean for people and businesses in the surrounding area and villages like Waddington, Bracebridge Heath, Branston, Heighington and Washingborough.

Chris Laughton, Associate Partner and Valuer at Mundys said 'Now the Eastern Bypass is completed, journey times from the A15 Sleaford Road to the A158 Wragby Road could take literally minutes. The trip into town to do a spot of shopping will now be a stress free journey taking minutes.  Will this affect property prices in these villages? In our opinion yes it will.'

'Some Buyers have been put-off considering villages like Bracebridge Heath and Branston because of the bottle neck travelling through Lincoln and up Lindum Hill.  Shoppers in the cliff Villages and Branston have found trips to town are sometimes taking longer than the trip to Newark down the A46.  Villages on the B1188 Canwick Road into town, like Canwick, have suffered from noise pollution from traffic on Canwick Hill. Hopefully this is a thing of the past.'

The Government website says… "Now that the Bypass is open, people will see a big reduction in the number of cars and HGVs travelling through Lincoln, including 25% less on Broadgate alone.

Cllr Martin Hill, the Leader of Lincolnshire County Council, said "This scheme has been a massive undertaking and will, no doubt, play an important role in the growth of Lincoln and Lincolnshire now and into the future”.

Transport Minister, Baroness Vere, said “This scheme will completely change how people get around the county, congestion will ease in Lincoln City Centre and traffic on Broadgate will reduce by a quarter as a result of the works.

Residents will enjoy better and easier access to the City and the new bypass will unlock housing and economic developments, expected to boost the local economy by roughly £600 million as we build back better following the pandemic".

"The New Lincoln Eastern Bypass is a fantastic example of this Government’s commitment to levelling up transport for everyone all over the country.”

Chris Laughton went on to say 'Values of properties  served by the new By-Pass will definitely benefit from the new infrastructure. Will prices in Villages like Bracebridge Heath and Branston now fall in line with Villages like Nettleham and Welton, we think possibly,  yes.   With the Villages now having the correct connections with the City and the ring road, along with their wealth of facilities and excellent schools, we anticipate an increase in demand.
