We’ll share everything we have on the home, floorplans, specifications, CGIs or photos, build notes and any warranties. Viewings are arranged around your schedule, either on site or in advance if the property is still being completed.
When you’ve chosen the property, often you can reserve it with a simple reservation agreement and fee. This takes it off the market for an agreed period while you put the legal and financial steps in motion.
You instruct your solicitor and, if needed, begin your mortgage application. We stay in touch with all parties to help the purchase move smoothly, answering questions and keeping everyone on track.
If the home is still being finished, we’ll keep you updated with progress, timelines and any key milestones. For completed homes, we’ll guide you through the finer details so you know exactly what to expect.
Before completion, you’ll have the chance to look round again. On the day you complete, you receive your keys, warranties and handover information, and we make sure everything is ready for moving in.

When you buy a new home, you’re protected from the moment you move in. Most developments come with a 10-year structural warranty (such as NHBC, LABC or similar), giving reassurance against major defects. Appliances are brand new with their own manufacturer warranties, and your builder will usually cover smaller issues during the initial period after completion.

Buying a new home comes with a few key costs to plan for. You’ll typically pay a reservation fee to secure your chosen plot, which is later deducted from the final purchase price. There are also your solicitor’s fees, mortgage arrangement costs if you’re taking out a loan, and Stamp Duty if it applies to your purchase.
