New Homes | Buying a New Home

Why Buy a new Home

Buying a newly built home gives you modern living from day one. Today’s homes are designed with energy efficiency in mind, often featuring high-performance insulation, heat pumps, solar panels and the latest glazing standards. This means lower running costs and a home that’s comfortable all year round.

Layouts are created around how people live now, with open-plan spaces, practical storage and well-thought-out room sizes. Everything is fresh, unused and ready to make your own, with no need to budget for upgrades or repairs. And with a 10-year structural warranty and reliable builder guarantees, you get long-term peace of mind.

The Buying Process – Step by Step

Register Your Interest

Let us know the type of home you’re looking for. Whether it’s a one-off new build or a small collection of properties, we’ll keep you updated on availability, pricing and key details as soon as they’re released. Register Here

Explore the Property

We’ll share everything we have on the home, floorplans, specifications, CGIs or photos, build notes and any warranties. Viewings are arranged around your schedule, either on site or in advance if the property is still being completed.

Secure the Home

When you’ve chosen the property, often you can reserve it with a simple reservation agreement and fee. This takes it off the market for an agreed period while you put the legal and financial steps in motion.

Legal Work & Mortgage Arrangements

You instruct your solicitor and, if needed, begin your mortgage application. We stay in touch with all parties to help the purchase move smoothly, answering questions and keeping everyone on track.

Build Progress & Updates

If the home is still being finished, we’ll keep you updated with progress, timelines and any key milestones. For completed homes, we’ll guide you through the finer details so you know exactly what to expect.

Final Checks & Handover

Before completion, you’ll have the chance to look round again. On the day you complete, you receive your keys, warranties and handover information, and we make sure everything is ready for moving in.

Warranties & Peace of Mind

When you buy a new home, you’re protected from the moment you move in. Most developments come with a 10-year structural warranty (such as NHBC, LABC or similar), giving reassurance against major defects. Appliances are brand new with their own manufacturer warranties, and your builder will usually cover smaller issues during the initial period after completion.

Costs to Expect When Buying New

Buying a new home comes with a few key costs to plan for. You’ll typically pay a reservation fee to secure your chosen plot, which is later deducted from the final purchase price. There are also your solicitor’s fees, mortgage arrangement costs if you’re taking out a loan, and Stamp Duty if it applies to your purchase.

Some buyers choose optional extras or upgrades offered by the developer, such as flooring, kitchen upgrades or landscaping. These vary by development. Finally, you’ll want to consider moving costs, removals and any final bits of furnishing. Having a clear breakdown from the start helps you budget with confidence.
